The most common mold industry problems are free inspections by companies that profit from finding mold, scare tactics about "toxic black mold", quotes that do not address the water source, pressure to sign immediately, and remediation contractors verifying their own work.
This industry has a reputation problem, earned by a minority of operators. The structural fix is simple: keep the party that diagnoses separate from the party that treats, and have a third party verify the result.
The correct sequence
Test first, independently
Establish what is present, how far it extends, and what is keeping it wet. This routinely changes a remediation scope by thousands of dollars.
Fix the water source
Any proposal that does not identify and price this is incomplete, whatever else it includes.
Remediate with containment
Containment and negative air pressure as standard, porous contaminated material removed rather than treated.
Verify with a third party
Clearance testing by someone who did not do the removal. A contractor grading their own work is not verification.
