Mold Remediation vs Mold Removal

The short answer

The terms are used interchangeably in marketing, but "removal" implies eliminating all mold, which is impossible — mold spores exist in all indoor air. "Remediation" means returning levels to normal and eliminating the moisture that caused abnormal growth. A company promising total removal is overselling.

We don't do this work — and that's the point

The distinction matters when reading a quote. A realistic proposal targets normal spore levels and a dry structure, not sterility.

The correct sequence

Test first, independently

Establish what is present, how far it extends, and what is keeping it wet. This routinely changes a remediation scope by thousands of dollars.

Fix the water source

Any proposal that does not identify and price this is incomplete, whatever else it includes.

Remediate with containment

Containment and negative air pressure as standard, porous contaminated material removed rather than treated.

Verify with a third party

Clearance testing by someone who did not do the removal. A contractor grading their own work is not verification.

Common questions

Do you perform mold removal?

No. We are test-only by design. We test, document and verify remediation performed by others, and we take no referral fees from the contractors we suggest.

Can you review a quote I already have?

Yes, and it is one of the most useful things we do. Bring us the scope of work and we will tell you whether it addresses the water source, whether the extent matches what is actually there, and whether the price is reasonable for this market.

Who do you recommend for remediation?

We keep a list of Metro East contractors we have seen do good work, and we take no fee for the referral. That is precisely why the recommendation is worth having.

Should the remediation company do the final test?

No. A contractor verifying their own work is not verification. Clearance testing should always be performed by an independent third party against published criteria.
