Do I Need Professional Remediation?
The common threshold is about ten square feet. Below that, a homeowner can usually clean it safely with basic precautions. Above it, or where HVAC is involved, where water was contaminated, or where anyone in the household is immunocompromised, professional containment matters because disturbing growth spreads it.
We will tell you honestly when a problem is small enough to handle yourself. That advice costs us a referral and is the main reason people come back to us for clearance testing later.
The correct sequence
Test first, independently
Establish what is present, how far it extends, and what is keeping it wet. This routinely changes a remediation scope by thousands of dollars.
Fix the water source
Any proposal that does not identify and price this is incomplete, whatever else it includes.
Remediate with containment
Containment and negative air pressure as standard, porous contaminated material removed rather than treated.
Verify with a third party
Clearance testing by someone who did not do the removal. A contractor grading their own work is not verification.
